In a nutshell, a prepurchase pest inspection is a thorough check of any timberwork integral to or outside of a property that is being purchased.  Such inspections are usually undertaken before a purchase contract becomes unconditional, and are generally carried out within a 14-day period.

The purpose of the inspection is to identify any timber pests that are living anywhere inside the property's fenceline or within 30 metres of the house.  The inspectors will look for evidence of existing timber pests (termites or wood borers), and will determine how susceptible a property is to future infestations.

The inspectors will produce a report giving details of what remedial and preventative measures are required, and will provide a quote for the recommended treatment. In a very severely affected property the inspectors may decide that further investigative work will be necessary.

The report will tell you which areas of the property have already come under attack from timber pests as well as areas which could be vulnerable in the future. This information will enable you to make an informed decision as to whether you should go ahead with your purchase or not.

Is it a good idea to attend the prepurchase building pest inspection?

It's perfectly acceptable for a purchaser to attend the pest inspection, and many inspectors recommend that you do so. If you're on-site at the time of the inspection, the technician can point out anything important to you, and answer any questions that you might have.
