Controlling and Deterring Large Pests

Hello, and welcome to my blog! My name is Dee, and I hate pests. I have struggled with many pests in my home, but contrary to popular misconception, these pests have been bigger than mice or cockroaches or ants. Rather, I have had squirrels in the attic and various marsupials living under my porch. This blog is devoted to getting rid of the larger animals. It contains everything I have learned about removing and deterring these creatures. If you hate pests but want to focus on the larger pests, you have come to the right place. Please explore my blog and enjoy!

Pre-Purchase Inspections: 3 Major Mistakes to Avoid

by Katrina Alvarez

A pre-purchase inspection is an essential part of the home buying process. The activity is aimed at assessing the overall condition of the property in order to ascertain that it is a good investment and that it is a safe place to settle permanently.

In a general building inspection, different structural features such as walls, roofs and exterior parts are assessed and indispensable systems including the plumbing, electrical and ventilation networks are thoroughly examined. Pest inspections are also vital and are mainly focussed on destructive insects that attack wooden features in the home.

Here are some tips on avoiding common buyer mistakes pertaining to inspections which may be costly in the long-term.

New Building Ignorance

Failure to commission an inspection for a new building is an error that almost all buyers make. This is mainly based on the assumption that the construction must be perfect if it has been approved according to the national and local codes and ordinances. There are many variables between building approval and purchase which could cause damage or weaknesses in the structure.

For instance, a termite invasion could occur within a short period if the wood used in the structure was not properly treated. Consider using an inspector even if everything is brand new to avoid a deep financial pitfall.

Buyer Ignorance

The home inspector will provide a detailed report on his findings after the assessment. While the documentation is not highly complex or technical, you may not fully understand the implication of the presented results.

It is advisable to join the inspector during or after the inspection so that you will have an accurate picture of your potential home. You can ask questions and request for further explanation on any issues. If you fail to do this, you may unwittingly exaggerate an insignificant irregularity and on the other hand, you may not fully realise a major problem that you are overlooking before purchase.

Recommendation Ignorance

The home inspector's presented recommendations are an important part of the assessment but some buyers do not implement the information. It is advisable to follow up on any issues raised in the report before closing to avoid costly repairs that are not covered in the final price. If the expert suggests that a feature need to be replaced or fixed, you should get estimates on the pertinent costs immediately. In addition, you can call inspectors like Inspect East to offer further advice on avoiding recurrence of the issue.
